Property Viewings in Spain: What You Need to Know Before You Buy
First look… then buy with confidence.

Buying property in Spain is an exciting step, but viewing homes in person is essential before making any decision. Photos and listings are helpful, but they don’t tell the whole story. Understanding the location, the surroundings and how the Spanish property buying process works can make all the difference.
At NICLA-RMB Inmobiliaria, we guide you every step of the way. From carefully planned property viewings in Spain to mortgage applications, contracts, and signing the title deeds (escritura), we make the process clear and stress-free. If you’re considering renovations or improvements, we can assist with that too, always working in line with your wishes.

New-Build Properties in Spain

New-build homes and plots in Spain can sell very quickly, especially in popular areas. Preferred plots or units are often reserved early, and prices may increase as construction progresses.
If you find a new-build property you love during your visit, it’s important to act without unnecessary delay.  We’ll guide you through the reservation process and explain each step clearly, so you can move forward with confidence.

Resale Properties in Spain

In addition to new developments, NICLA-RMB Inmobiliaria offers a carefully selected range of resale properties in Spain.  These homes can also sell fast.
If you’re seriously interested and able to travel to Spain at short notice, we can, subject to the seller’s agreement, arrange a temporary reservation until your viewing takes place.

Personal Viewings - Never Group Tours

We believe buying property is personal.  That’s why we only work one-to-one and never in groups.
Your viewing program is created especially for you, either before you arrive in Spain or during your first meeting at our office.  We’ll review your preferences again to make sure everything is perfectly aligned with what you’re looking for.

Your Visit with NICLA-RMB Inmobiliaria

If a property from our listings interests you, visiting both the home and its surroundings in person is essential.  A property may look ideal on paper, but does it feel right?  Is it close to the amenities, services and lifestyle you want?
You’re welcome to visit us at any time, but we recommend booking an appointment so we can dedicate enough time to you.  If needed, we can also help arrange flights and accommodation.
Please note: New-build developments are usually closed on Saturday afternoons and Sundays, so viewings are not possible at those times.  Many clients use weekends for travelling.

Reserving a Property in Spain

Once you’ve found the right property, a reservation fee, usually around €3,000, is typically paid when signing the reservation agreement. This secures the property while you organise the next steps.
If the next agreed payment is not made on time, the seller may cancel the purchase, and the reservation fee is usually non-refundable.  We’ll explain all conditions clearly before you proceed.

Spanish Mortgages Explained

If you need financing, Spanish banks generally offer mortgages of 70-80% of the purchase price. This means you’ll need to provide the remaining 20-30% from your own funds or additional financing.
To apply for a mortgage in Spain, banks usually require:

•    Valid identification
•    Recent salary slips or proof of income
•    Details of existing financial commitments
•    Employment contract
•    Income tax return from the previous year
We’ll guide you through the process and help prepare the required documentation.

Cancelling a Viewing Appointment

When we schedule a viewing, time is carefully arranged with property owners and other parties.  We understand plans can change, but we kindly ask that you inform us as soon as possible if you’re unable to attend, ideally communicating the cancellation verbally.
